What Hardwood Floor Services Does Sandless in Seattle Offer?

Sandless in Seattle offers 11 hardwood floor services: full refinishing, dustless refinishing, screen and recoat, instant UV curing, installation, repair, clean and buff, polishing and maintenance, wax removal, LVT deep clean and protect, and commercial floor refinishing across the Seattle metro.
That’s a long list, but it sorts into a simple shape. At one end is the screen and recoat, our one-day hardwood floor refresh. At the other is full sanding and refinishing, for when floors need more than a refresh.
Every other service supports one of those two ends: keeping a good floor good so it never needs sanding, handling the special cases like wax buildup and vinyl plank, or installing and repairing the wood itself. Find your situation in the grid below, and the card will take you to the right page.

Which Hardwood Floor Service Do I Actually Need?

If your finish is dull or lightly scratched but the wood is sound, you need a screen and recoat. If the wood itself is damaged, stained, or you want a new color, you need full refinishing. The services below cover everything in between.

Hardwood Floor Refinishing

For floors that need more than a refresh: deep scratches, water stains, worn-through finish, or a whole new stain color. We sand your floor to bare wood, then stain and finish to your spec. A multi-day process that makes a century-old floor look new.

Dustless Refinishing

For anyone who wants their floors sanded without their house buried in dust. Our dustless system captures 99% of sanding dust with HEPA containment. No film of grit on every surface, no days of cleanup, and a healthier process for kids, pets, and allergy sufferers.

Screen and Recoat

The one-day hardwood floor refresh. For floors with tired finish but healthy wood (the most common situation we see). About 60% of these jobs are living rooms. We abrade the existing finish and apply a fresh topcoat in less than a day.

Instant UV Curing

For anyone who can't wait days to move furniture back. Our UV lights cure the new finish instantly as we apply it, so the floor is furniture-ready the same day. Ideal for rentals, listings, and busy households.

Hardwood Floor Installation

For new hardwood, or for replacing carpet with wood. We install solid and engineered hardwood in homes and offices across the metro, including matching new boards into existing floors.

Hardwood Floor Repair

For localized damage that doesn't justify redoing the whole floor: pet stains, water damage near appliances, cracked or loose boards. We replace or repair the affected boards and blend the finish. We also specialize in insurance work, so if the damage is part of a claim, we can work within that process.

Hardwood Floor Clean and Buff

The lightest-touch service we offer. For floors that just look tired, a deep professional clean and machine buff restores luster in a few hours with no finish applied. Popular in condos and townhomes, where a quiet, low-mess process matters.

Hardwood Floor Polishing & Maintenance

For owners who want to keep a good floor looking good. Scheduled polishing and maintenance protects the finish so large expanses of prefinished floor never need sanding at all. The cheapest floor to refinish is the one you never have to.

Hardwood Floor Wax Removal

For floors dulled by years of wax or polish buildup, often the work of well-meaning house cleaners and grocery-store shine products. Common on basement floating floors over concrete slabs. We strip the buildup and get you back to the actual finish.

LVT Deep Clean & Protect

Not hardwood, but we get asked constantly. Luxury vinyl tile collects grime in its texture that mopping never lifts. We deep clean LVT and apply a protective coat that restores its look and guards against wear.

Commercial Floor Refinishing

For offices, restaurants, retail, and shared buildings where downtime costs money. We work around business hours, and with a screen and recoat plus instant UV curing, a commercial floor refreshed overnight is open for customers the next morning. Full refinishing for commercial spaces is scheduled in phases to keep you operating.

What is the Difference Between a Screen & Recoat and Full Refinishing?

A screen and recoat abrades only the finish layer and applies a new topcoat in one day. Full refinishing sands to bare wood over multiple days, removing damage and allowing color changes. The wood’s condition determines which one your floor needs.
Think of the finish as the layer that takes the abuse so the wood doesn’t have to. When only that layer is worn (dull, hazy, lightly scratched), a screen and recoat replaces it, and with instant UV curing your furniture goes back the same day.
But once damage reaches the wood itself, no new topcoat can hide it. Scratches you can catch a fingernail on, gray or black water stains, cupped boards, or wanting a different stain color all mean sanding to bare wood which involves a multi-day process. Our dustless system spares you the cleanup that usually comes with it.

Screen and Recoat vs. Refinishing

How Much Do Hardwood Floor Services Cost in Seattle?

Cost depends on three things: square footage, the floor’s condition, and which service it needs. A screen and recoat costs significantly less than full refinishing, and our dustless refinishing runs less than half the cost of traditional sanding systems.
The honest answer is that nobody can price a floor without seeing it, which is why every project starts with a free in-home estimate and a straight recommendation. If your floor only needs the less expensive service, that’s what we’ll tell you.

Why Do Seattle Homeowners Choose Sandless in Seattle?

Sandless in Seattle is a family-owned hardwood floor contractor with 20+ years serving the Seattle metro, a 4.8-star customer rating, dustless systems with 99% HEPA dust capture, in-house flooring consultants, and NWFA-aligned processes and guidelines compliance.
We’re not a franchise. The people who answer the phone, walk your floor, and do the work are the same small team. That team has spent two decades learning Northwest floors: what moisture does to them, which finishes hold up here, and when a floor honestly doesn’t need the expensive option. Our consultants are in-house, not subcontracted, and every recommendation follows NWFA-aligned processes and guidelines.

Which Seattle Areas Does Sandless in Seattle Serve?

The work changes with the map: century-old fir means careful hardwood floor refinishing in Seattle, while pre-listing timelines drive screen and recoat in Bellevue and rental turnovers demand screen and recoat in Redmond.
Condo living calls for clean and buff in Kirkland, great-room expanses for hardwood floor polishing in Sammamish, and mid-century waterfront homes for hardwood floor refinishing in Mercer Island.
Basement slabs mean wax removal in Bothell, and carpet-to-hardwood upgrades mean hardwood floor installation in Mill Creek.
