Replacing Your Floors? Hardwood Floor Installation Done Right in Seattle.
Some floors are past saving. The wear went through the wood. Or the water did. Or you pulled up the carpet and found nothing worth keeping. So now you’re pricing new hardwood, and in Seattle, that comes with a catch the showroom won’t mention.
This is a wet climate. Wood moves with moisture. A floor installed without moisture testing and acclimation looks perfect in July. By February it can cup, gap, and squeak. Fixing that isn’t a repair. It’s a second installation. We’d rather do it once.

What is Hardwood Floor Installation?
Hardwood floor installation is the fitting of new solid or engineered wood flooring over a prepared subfloor. Done right in Seattle, that includes subfloor moisture testing, wood acclimation, leveling, vapor barriers, and precise plank placement, followed by the protective finish.
The preparation is most of the job. We level uneven subfloors. We test moisture before a single plank goes down. We install vapor barriers where Seattle’s crawl spaces and concrete slabs demand them. We add soundproofing where a floor would otherwise sound hollow underfoot. We even shave door frames and doors for a seamless fit. Then comes the part you’ll see: every plank aligned, every room transition clean, following NWFA-aligned processes and guidelines.
Sandless in Seattle is a licensed contractor based in the Seattle area, serving homes and businesses across King and Snohomish Counties. Our specialties cover the full life of a hardwood floor: installation, dustless refinishing, repair, staining, and ongoing maintenance. Installation is one of our hardwood floor services, and the only one that starts from the bare subfloor.
What Are the Signs You Need New Floors Instead of Refinishing?
You need new floors instead of refinishing when the damage goes deeper than the wood can spare. The tells: boards sanded thin from past refinishing, water stains that go black through the plank, structural movement underfoot, or an engineered wear layer that’s already gone.
You can check most of these yourself. Look at the board edges: visible nail heads mean the floor has been sanded to its limit. Press on boards that creak or flex: movement in patches is a subfloor problem, not a finish problem. Gaps that never close, even in a dry August, mean the wood has permanently shrunk. And a gray or black stain that shows on both sides of a board has soaked through it.
If the subfloor under a failed floor is still holding moisture, new wood laid on top fails the same way. That’s why our assessment starts below the boards, not on top of them.
If the damage is only finish-deep, you don’t need an installation at all. Hardwood floor refinishing costs less, and we’ll tell you when that’s the answer.

How the installation itself works
The work starts before installation day. In the design consultation, we match species, grain, and finish to your home’s light, traffic, and style. The wood is then delivered and acclimated to your home’s humidity. We set the timing by moisture readings, not by the calendar.
On installation days, the sequence is prep, then placement, then finish. Prefinished planks are ready when the last board goes in. Site-finished floors get stain and a low-VOC topcoat, with instant UV curing available to cut the wait on the final coat.
How Long Does Hardwood Floor Installation Take?
Hardwood floor installation takes a few days on site for most Seattle homes, plus an acclimation window before work begins. The wood must reach equilibrium with your home’s humidity first. Total time depends on square footage, subfloor condition, and the finish you choose.
Prefinished flooring shortens the tail end. Site-finished floors add finish and cure time, though UV curing removes the wait on the topcoat. Subfloor repairs stretch the schedule; a clean, level, dry subfloor keeps it tight. You’ll know your dates before we start.
How Much Does Hardwood Floor Installation Cost in Seattle?
Hardwood floor installation cost in Seattle typically runs $8–$15 per square foot installed, covering materials and labor. Five things move the number: square footage, wood species, solid vs. engineered, subfloor condition, and stairs.
Species drives the material side: walnut costs more than red oak while exotic woods are on the top tier.
Subfloor work drives the labor side. Leveling, moisture barriers, and repairs common in older Seattle homes add cost, but skipping them is how floors fail.
Stairs cost more per square foot than open floors. And larger projects cost less per square foot than small ones.

Solid vs. Engineered Hardwood — Which is Right for a Seattle Home?
Solid hardwood is right for above-grade rooms in Seattle homes. Engineered hardwood is right for basements, concrete slabs, and rooms near grade. Its cross-layered core resists the seasonal expansion and contraction that Seattle’s wet winters force on solid planks.
Within solid hardwood, the species matters here more than most places. White oak is the most requested wood in the region because its closed grain resists moisture better than red oak or cherry. Hickory is the toughest domestic option for kids and dogs. Maple handles heavy traffic but limits your stain choices. Walnut and cherry are softer and belong in bedrooms and offices, not entryways. Our Sammamish species guide walks through all six.
One trade-off to know before you choose: solid hardwood can be sanded and refinished many times over its life. Engineered hardwood can’t because its thin wear layer limits future sanding, though a recoat renews it safely.

Where Do We Install Hardwood Floors?
- Sandless in Seattle installs hardwood floors across King and Snohomish Counties, including Seattle, Bellevue, Kirkland, Redmond, Sammamish, Mercer Island, Bothell, and Mill Creek.
The right installation looks different across the region.
In Seattle‘s older Craftsman stock, the job often starts with subfloor leveling and repair.
In Bellevue and on Mercer Island, condo installs call for glue-down engineered hardwood with a proper moisture barrier.
Kirkland and Redmond projects are often full-remodel installs on a schedule.
On the Sammamish Plateau, species choice does the heavy lifting against winter humidity.
And in Bothell and Mill Creek, newer homes usually need less prep and more design guidance.
Frequently Asked Questions About Hardwood Floor Installation
Can you install hardwood over a concrete slab?
Yes, with engineered hardwood, glued down over a tested slab with a moisture barrier. Solid hardwood is not recommended below grade or directly on concrete in Seattle’s climate; the moisture exposure causes cupping and gapping that no finish can prevent.
Do you install prefinished hardwood flooring?
Yes. Prefinished hardwood arrives with a factory-cured finish, so rooms return to service as soon as the boards are in. Site-finished flooring takes longer but allows custom stain colors and a seamless surface. We install both and help you choose in the consultation.
Why does the wood need to acclimate before installation?
Wood absorbs and releases moisture until it matches its environment. If planks are installed before reaching equilibrium with your home’s humidity, they shrink or swell afterward, causing gaps, cupping, or buckling. We test moisture levels and set the acclimation window by the readings.
Can we stay home during the installation?
Usually, yes. Our dust containment and HEPA filtration keep the air clean, and work proceeds room by room, so most of the house stays usable. Expect tool noise during working hours. We’ll map the room sequence with you before we start.
Floors Past Saving? Replace Them Once, Correctly.
New hardwood in Seattle either fights this climate or works with it. Moisture-tested, acclimated, NWFA-aligned, and installed by the owner, not a crew you’ve never met.
